A residential remodeling contractor typically needs general liability with completed operations, workers' compensation for employees, commercial auto for work vehicles, tools and equipment (inland marine) coverage, contractors pollution liability (CPL) for lead and asbestos exposure, and a commercial umbrella for higher-limit protection. Most remodelers bundle these into one coordinated program.

Cost depends on annual revenue, payroll, crew size, project types (kitchens, baths, additions, whole-home), prior loss history, and coverage limits. A solo remodeler may pay a few thousand a year for basic GL and comp; larger firms with multiple crews and higher limits pay more. Completed-operations coverage protects you from liability claims that arise after a project is finished. A tile installation that develops moisture problems six months later, a structural defect discovered a year after an addition — these are completed-operations claims. Standard GL includes it, but the coverage must be properly structured and limits must be adequate for remodeling exposure.

Usually not. Standard GL policies contain a pollution exclusion that applies to lead-based paint in many jurisdictions. Contractors pollution liability (CPL) is the coverage designed for lead, asbestos, and mold exposure claims — essential for remodelers working in pre-1978 homes.

CPL covers bodily injury and property damage from lead, asbestos, mold, and chemical exposures that standard GL excludes. For residential remodelers working in older homes, CPL is essential protection — especially for demo work that can disturb lead paint or asbestos-containing materials.

No. GL covers bodily injury and property damage to third parties — not your own tools. Tools and equipment coverage (inland marine or contractor's equipment floater) covers your tools against theft, damage, and loss at jobsites, in vehicles, and in storage.

In most states, sole proprietors can elect to exclude themselves from workers' comp, but the election should be made carefully. If you're the primary laborer in your business, an on-the-job injury without comp coverage leaves you personally uninsured. We'll walk through the tradeoffs with you.

A commercial umbrella sits above your GL, commercial auto, and employers liability limits. When those underlying limits are exhausted, the umbrella responds. For remodelers, umbrella is particularly valuable for large completed-operations claims, serious auto accidents, and catastrophic jobsite injuries.

Workers' comp covers medical treatment, lost wage replacement, and rehabilitation for employees injured on the job. In residential remodeling, common claims include falls from ladders and scaffolding, tool-related lacerations, back injuries from lifting, and struck-by incidents. It also includes employers' liability, which responds if an injured employee sues the business directly.

If you use vehicles for business purposes — hauling tools, driving to jobsites, pulling trailers — you need commercial auto. Personal auto policies exclude business use and will deny claims if the vehicle was being used for commercial purposes at the time of an accident.

Usually not at full value. Commercial property policies cover property at a fixed location; off-premises coverage is typically limited to 10% of the policy limit. Tools stored in vehicles or at jobsites need tools and equipment (inland marine) coverage for proper protection.

Remodeling work is coded by trade — carpentry (5645), painting (5474), tile/masonry (5022), plumbing (5183), electrical (5190), drywall/plastering (5480), and office/sales (8742). Correct classification prevents audit surprises and ensures coverage matches actual work.

Not automatically. If a subcontractor you hire lacks their own GL or workers' comp, you may have exposure when they cause damage or get injured on your jobsite. Your GL may respond, but coverage depends on your policy's sub provisions. Require certificates of insurance from every sub.

It depends on your policy. Some GL policies exclude work performed by subcontractors; others include it. For remodelers who use subs regularly, this provision matters — especially for completed-operations claims where the sub's work is what failed.

A $1 million per-occurrence / $2 million aggregate GL is the standard minimum for residential remodeling. If you're doing larger projects, working for GCs with higher requirements, or carrying significant completed-operations exposure, $2 million per-occurrence with a $4 million aggregate is worth considering.

The EPA's Renovation, Repair, and Painting (RRP) rule requires certification and lead-safe work practices for contractors disturbing lead paint in pre-1978 homes. Being RRP-certified doesn't guarantee CPL coverage, but many carriers view it favorably and it strengthens claims defense.
